Overview of operating models and services:
In most cases, this is due to the standby and operating power consumption of your infrastructure (router, load management system, charging stations). As this consumption is not part of charging sessions, it is not credited by Swisscharge.

If tenants or condominium owners choose the basic model, we automatically increase the kWh price by CHF 0.05.
The charging stations are exclusively available to tenants. If needed, guests can also be granted access. Permissions can be activated with a few clicks when a tenant moves in and removed just as easily when they move out.
Tenants register with Swisscharge. All charging costs are billed directly to their stored payment method. The property management receives the charging revenues periodically as a credit note.
You need the approval of your landlord or property management to install a charging station. This applies both to the installation and to the electricity supply. Ideally, electricity usage is billed via an intelligent charging station with an integrated meter.
Tenants do not have an automatic right to a charging station or to use shared electricity. However, if you are willing to cover the costs fully or partially, a solution with the management can often be arranged. A written agreement is recommended.
To install a charging station in a condominium, you generally need approval from the owners’ association, as parking spaces are usually part of the common property. In most cases, a majority vote of the owners is sufficient.
If you finance the installation yourself, obtaining approval is often easier. It’s also recommended to present the owners’ association with a technical plan of the charging infrastructure and to document the cost arrangements and any potential future shared use by other owners in writing.
In properties where the electricity consumption of individual tenants or users is billed per kWh, measurement with a MID-certified meter is legally required. For property managers and landlords, this provides a legally secure basis for individual billing of charging electricity – for example, in multi-family buildings or shared charging infrastructures.

MID stands for Measuring Instruments Directive, the European regulation for measuring devices. A charging station is considered MID-compliant when its integrated meter is certified according to MID requirements and the manufacturer provides a conformity declaration. All charging stations available at Swisscharge are MID-certified.
